Planning Submitted: 107 High Quality Affordable Homes

 
 

A Planning Application has been submitted for Plots 9 and 10 at Waterloo & Queen Street, Romford. The proposals for Plots 9 and 10, part of the 12 estates joint venture between Havering Council and Wates Residential, will deliver over 107 high-quality, affordable homes, a new Community Space for the local community, and attractively landscaped public spaces.

The project is part of the 12 Estates Joint Venture between Havering Council and Wates Residential and the proposals will deliver 107 high-quality affordable homes, a new community centre, and enhanced public realm and landscaping which create an improved architectural setting for the Grade II listed St Andrew’s Church -  a key gateway into the masterplan.

Plot 9 is a part four- and part six-storey building comprising 70 dwellings with a community centre at ground level, while Plot 10 is four storeys in height and provides 37 dwellings Building heights are carefully managed to create a sensitive setting by transitioning away from the church and maintaining lower massing, respectful distances and diminishing articulated rooflines. .

A refined material strategy unites both buildings, using a warm, light brick palette which rises from a textured, rusticated base, to add tactility, richness and a human scale on the principal frontages. Following a comprehensive pre-application process with Havering Council, the scheme has now been submitted for planning.
