Plots 9 + 10 form part of Phase One of the Waterloo and Queen Street redevelopment in Romford. The buildings are positioned on either side of the Grade II listed St Andrews Church and will frame this important gateway site. Both buildings are a key regeneration project for Havering Council and will provide 107 affordable homes with and enhanced greening, landscape design and public realm improvements.
Plot 9 is a part 4 & part 6 storey building comprising 70 dwellings, with a Community Centre at ground floor, 31 car parking spaces, landscaping and associated works.
Plot 10 is a 4 storey building comprising 37 dwellings, landscaping and associated works.
Plots 9 + 10 will provide an improved architectural context for St Andrews Church with a new Community Centre. The building heights are carefully managed to define and transition away from the Church whilst maintaining lowered building heights, respectful distances and diminishing articulated rooflines that form a sensitive setting.
The strategy for materiality closely aligns Plots 9 + 10 as a cluster of buildings creating a new dynamic area of the masterplan. The building’s scale is managed through the careful choice of materials. The brick is light and warm in colour and rises from the textured rusticated brick of the ground floor.
The project has undergone a comprehensive and extensive pre-application process with Havering Council, leading to a Planning Application.
