Approaching Completion: 99 Queen Victoria Street
Our comprehensive refurbishment of 99 Queen Victoria Street which delivers a revitalised Grade A workplace in the heart of the City of London is now reaching completion. The project has seen a highly successful collaboration between Flanagan Lawrence as Architect and FLINT (FL Interiors) as Interior Designer.
Originally completed in 2004, the 8,450 sq m building has undergone a major refurbishment which reflects current expectations for sustainability, wellness, and flexibility.
The project has adopted a new services strategy which makes a major contribution to achieving the client’s requirement for the development to make a substantial contribution to climate change mitigation by the sustainable renovation of this prime City of London office building.
The strikingly remodelled entrance area sets the design tone for the building where a consistent language flows through the carefully considered areas of cycle parking and changing facilities, which are reminiscent of a boutique gym. A sky lounge leads to a beautifully landscaped roof terrace which enjoys exceptional views toward St Paul’s Cathedral and which can be used by all tenants within the building.
The use of sustainable materials, PV panels and a green roof further reinforce the sustainable credentials of the building at this level.
The open-plan floorplates have reused existing raised floors and are complemented by a smart new ceiling-scape including acoustic rafts, lighting, coordinated services, and natural finishes.
The Practice’s commitment to design that promotes wellbeing, and environmental performance is clearly demonstrated in this project, and in turn repositions 99 Queen Victoria Street as a contemporary, future-ready workplace.
