A Planning Application has been submitted on behalf of joint Applicants Warren Street Commercial Ltd and Warren Street Residential Ltd, represented by Beyond Collaboration, for the comprehensive refurbishment and upward extension to the existing commercial and residential building at 69-70 & 71 Warren Street and 301-305 Euston Road.

Our proposals adopt an expansive reuse approach to the redevelopment of Class E uses on the site, retaining, extending and optimising the existing building to enhance its employment generating capacity as a prime commercial asset within a city centre location. The redevelopment proposals also include the retaining, extending and optimising of the existing Class C3 residential building, resurrecting what is currently a vacant and dilapidated dwelling to provide a high quality residential townhouse.

The scheme has been conceived with the core tenets of sustainability and carbon resilience in mind, creating a premium-grade workspace that celebrates its place within the context of LB Camden. The scheme proposals are centred around transformative redevelopment and appropriately respond to the massing and built form of the Site and its immediate context, contributing to the areas growth and prosperity, improving the efficiency and legibility of the existing building such that it is more active, permeable and connected with the street scene on the building’s primary façades on both Warren Street and Euston Road.

Improvements include improved energy and resource efficiency throughout the building and the application of wellness principles for future building users in the provision of external amenity spaces, end of journey facilities, and enhanced daylight and natural ventilation levels within the commercial floorplates.
