The project will deliver the comprehensive refurbishment and extension of 69-70 Warren Street and 301-305 Euston Road to provide additional office space together with the refurbishment and extension of 71 Warren Street to retain the use of the property as a single home.
The development adopts a retrofit-first approach, retaining and upgrading the existing structures to deliver a high-quality scheme that contributes positively to the character of both streets, including the adjacent Fitzroy Square Conservation Area and adjacent listed buildings.
The proposal adds three storeys of high-quality office accommodation on top of the existing frame , together with a roof terrace and plant area at Level 7. The commercial floorspace will be flexible, catering for SMEs and businesses aligned with the nearby Knowledge Quarter.
The residential element will see comprehensive refurbishment and a single storey extension, renewing and improving the existing family home currently on site.
The project has undergone a comprehensive and extensive pre-application process with Camden Council, leading to a Planning Application which will be considered by the Planning Committee in Autumn 2025.
