Located close to Central London in the City of Westminster, Luton Street is a residential-led development comprising 168 residential units, with a mixture of affordable and private homes. A community space and sports centre at the ground level adds to the diversity and distinctiveness of the project, consolidating Luton Street’s role in the regeneration of the area.

A ‘Green Spine’ runs across the centre of the development -as part of the Council’s ‘Green Strategy’ zoning – and has been a key driver for the scheme’s massing and orientation. Two apartments buildings face the Green Spine, and align with existing neighbouring residential buildings. Along this new link between the north and south sides of the site are the entrances to the apartment buildings as well as the community space and sports hall. These provide animation along the thoughtfully landscaped space – and attract footfall and activity, enlivening the spine as a public space.

The detailed articulation of the exterior and the materials deployed are carefully considered, attractive and of high quality. Internally, the mix of 1, 2, 3 and 4 bedroom apartments are all provided with private amenity space in the form of balconies and roof terraces.

The scheme has been the outcome of extensive discussion with the community, the client, and the council. Construction is due to commence in 2019.
